La Jara Creek Acres

This fully fenced and gated ranch is located in a beautiful canyon of the San Juan Mountains, just 30 miles southwest of Alamosa and 80 miles north of Taos, New Mexico.  Elevation at our gate is 8,051 feet; latitude is 37° 13’ 38” N; longitude is 106° 10’ 35” W.  This land is very private.  It is about 90% surrounded by government land, which provides some of Colorado’s best wildlife viewing, fishing, hunting, hiking, and mountain climbing opportunities.

Every track of land has unique river frontage on La Jara Creek, a beautiful spring fed stream which meanders through the canyon.  The river and fishing ponds offer consistently good fishing.  German browns and rainbow trout are what we boast!  Most of the lots have small brush throughout and trees along the river.  Each lot is guaranteed a water well permit and septic system permit.  The last six wells we have drilled have reached good water at depths of less than 40 feet. The lot I have for sale is a very nice 3-acre lot with plenty of room for building!

The acreage is accessible by good roads, but it is remote.  Some covenants, conditions, and restrictions apply to the property to ensure the land is kept beautiful for all owners to enjoy.  Each lot has been surveyed, and there are markers (metal stakes with identifying numbers) on each corner of the property; the markers correspond to the survey map, so it is very easy to locate the exact boundaries.  Because we own the land under the water out to the middle of the river, the survey stakes have been set back on solid ground—perhaps two to ten feet from the river’s edge.

Directions:

La Jara Creek Acres is located about half way between Denver, Colorado and Albuquerque, New Mexico.  From Alamosa, Colorado, go south on Hwy 285 for 22 miles to the town of La Jara.  At the north end of La Jara, turn west on Hwy 15 (by the Wagon Wheel Restaurant).  Go 9 miles to Capulin. At Capulin, turn south (left) on the only paved road that goes south; (after a short distance, it will become gravel).  Drive 6.5 miles from Capulin to the entrance of La Jara Creek Acres on your left.  You will find a locked gate there to keep the public out and the fishing good!  From the gate to the river is approximately one quarter of a mile; the roads in that area are good, hard-packed ranch roads.  You will find a well-marked locked gate there to keep the public out and the fishing good!
