San Acacio Acres

This 40-acre tract of land is located 35-40 miles southeast of Alamosa, Colorado and about 70 miles north of Taos, New Mexico.  More precisely, it is 10 ½ miles west of San Luis, Colorado very near the very small town of San Acacio.

This flat and level land is covered with prairie grass and short brush.  From the land, beautiful views of the Rocky Mountains can be seen.  Toward the southeast, is a bluff leading to the lower valley before the mountains begin.  The closest mountains are the Sangre de Christo Mountains, which begin about 15 miles to the east.  Looking straight north, you can see Mt. Blanca, the 3rd highest peak in Colorado; it reaches up to 14,300 feet.

The parcel of land, which fronts on a good, county-maintained, year-around road, is located near many places to fish, hunt, hike, and enjoy many other outdoor activities.  The famous Rio Grande River is about 12 miles to the west.  Smith Reservoir is less than 20 miles away.  This area of Colorado is home to many antelope and to an occasional deer, elk or rabbit.  Winter sports – skiing, snowboarding, and snowmobiling – are close by, too, in the ski resorts of northern New Mexico; Red River and Taos are about 70 miles away and Angel Fire is about 100 miles.  All receive great snowfall.

Cell phones work well in this area.  Electricity is less than a mile away.  A water well permit is easily available for this property and underground water is also available.  Septic tanks are also permitted in this area.

Directions:

San Acacio Acres is located near the small town of San Acacio, Colorado.  From San Luis, Colorado, take Hwy 142 10 ½ miles west.  You will drive through San Acacio after about 8 miles.  Keep going another 2 ½ miles on County Road 62.  You will be at the northeast corner of the subdivision.  Go another ¼ mile and you will be at the northeast corner of Tract 3, the lot that is for sale.
